Kings Courts is the polo-and-events quarter with the arena, academy and hotel; Kings Islands is the wellness isle with spa, physiotherapy and yoga zones amid the lakes; and Kings Estates is pure residence in two flavors — The Mansions with palaces designed by international architecture firms, and The Hills with open natural views — threaded by a central park, connected gardens, tennis courts, a social club, a medical center and schools.

Sizes step from 140 sqm penthouses and 185 sqm townhouses through 3-bedroom villas of 180-240 sqm, 4-bedrooms of 280 sqm and 5-bedrooms of 350-400 sqm, up to mansions from 400 sqm. The official site describes the project as villas-only, while Property Finder and brokers list limited apartments (135-155 sqm) to be verified at release — and crucially, pricing starts around EGP 58,000 per sqm, clearly below comparable products east of Cairo.

July 2026 numbers: developer entry is EGP 16,600,455 for a 3-bedroom villa per Nawy, townhouses from 17M and 4-bedroom villas from 21M, while resale opens from 9.68M — noting that October 2024 launch prices began at EGP 7.8-7.9M, meaning value has roughly doubled in under two years. Payment is 5% on contract + 5% after 3 months with interest-free installments to 9 years, first handovers expected Q4 2028 and the newest phases running to 2030.

Investing in Kings Way is a bet on absolute scarcity: the polo country club concept cannot be cloned — it requires 715 feddans and a sporting partnership of Kings Polo's weight — giving the project a permanent competitive moat. The numbers back the story: from EGP 7.9M at the October 2024 launch to developer entry at 16.6M by July 2026, an active resale market from 9.68M providing rare early liquidity for an under-construction project, and a per-sqm price from 58k still comfortably below East Cairo equivalents.
