iCity October's story starts in 2017 with a cross-border alliance: Saudi Arabia's Sisban with Mountain View holding 72%, alongside a 28% stake for Egypt's Ministry of Housing, producing the 500-feddan city that redrew the map of October's Northern Expansions. What separates it from most of West Cairo's projects is that it never stayed on paper: phase one was physically completed in July 2023, and around 500 units entered rolling handover in early 2024 — a delivery record that precedes any marketing claim.

The engineering is built on a four-level scheme: two underground parking levels fully separating cars from pedestrians, the club above them, then an 800-meter pedestrian promenade raised over both, and finally the homes themselves spread across 6 residential islands, each with its own gates and services. At the heart sits Club Park on 87 feddans — larger than entire standalone compounds in October — containing the 27-feddan MV Club with international sports academies.

Five marketed phases cover the spectrum: Club Park in two releases (the second launched January 2024 with over 800 units), Lagoon Beach Park with a real sandy beach in the middle of October, MV Park wrapped around the roughly 70-feddan Lake with luxury villas, and Spring Fields Park coming soon. The master plan targets about 14,000 units (other sources cite 9,500), ringed by a scenic 10km walkway around the islands, with the International Life School inside the gates.

In July 2026 numbers: the developer entry price is EGP 9,895,677 via Club Park, the lowest listed apartment on Nawy is EGP 9.18M, iVillas start from 17.52M and MV Park villas from 63.08M, while an active resale market opens from EGP 4.9M. Payment starts at 1.5% down over 12 years — the lowest down and longest term — with 5% over 10 years and 10% over 8 years quarterly as alternatives, and booking from just EGP 10,000 for apartments and 50,000 for villas — all two minutes from the Shooting Club and three from Mall of Arabia.

Three arguments close the case: first, proven delivery — a phase completed since July 2023 with about 500 units handed over or in process, unmatched by any similarly sized October competitor. Second, the price gap: resale from EGP 4.9M against developer entry at 9.89M means near-double realized growth for early buyers. Third, sovereign partnership — the Ministry of Housing's 28% stake makes the state a partner in the project's success, not just its licensor.
